Phase 1: Pre-Builder Visit
Applies to all buyers. Meet to discuss home design criteria, goals, budget, financing readiness, builder research, timing.
Phase 2: Home Selection & Contract
For inventory homes:
- Visit San Antonio Area new home model parks.
- Select an inventory home.
- Negotiate pricing and incentives.
- Contract review.
- Contract signing.
New Construction:
- Model home and builder visits.
- Neighborhood selection.
- Selections: Lot, floorplan, elevations.
- Pricing and incentive negotiations.
- Contract guidance.
Phase 3: Design or Due Diligence
- For Inventory homes: Inspection review, finish verification, warranty expectations, pre-closing inspections and punch list.
- For New Builds: Design center strategy and upgrade prioritization. Continuous monitoring of construction process. Liaison between buyer and builder.
Phase 4: Construction or Pre-Closing Advocacy
- Inventory Homes: Timeline coordination, lender alignment, closing scheduling, final inspections
- New Builds: Construction monitoring and inspection scheduling. Final walk throughs. Closing and financing coordination. Inspection issue resolutions.
Phase 5: Pre and Post-Closing Advocacy
Applies to all buyers.
- Verify all punch list items completed.
- Attend closing. Ensure that keys are delivered.
- Attend new home introduction and warranty education.
- Follow up after move in to assist with any build issues.
